Adaptive Reuse project, Moray Place Dunedin
The heritage features of this 1911 building give it significant streetscape presence. The absence of a verandah enables a rare reading of the complete street facade. The building has three floors – a carparking basement below street level, and two high-stud floors above, one for offices and new entry, and one for apartments.
The owners will occupy one of the four first floor apartments and one of the three ground floor office suites. Innovative structural design solutions were negotiated with the project engineer to enable large circular openings to be formed in the rear wall to allow sun in, and views out from apartments and offices. The street face is given new life by the addition of a loggia along the full width of the apartments. Currently under construction, the project is due for completion in late 2020.
